Structural Framing Repairs in Lakeway, Tx / Austin, TX
These clients in the Lakeway, Texas , on the outskirts of Austin, TX had originally hired a supposedly reputable general contractor in the area to handle their room addition / complete home remodel. They discovered a few quality issues with the work and asked us to work on their home and help them complete the remodel.
We were originally hired to remodel the bathrooms and kitchen. While working on the home, we discovered some serious issues with the structural integrity of the home. The picture above shows the work we did after the structural repair.
In the second picture you can see that the beam is rolling at the top, out into the dining room / kitchen area. There were many reasons for this.
We also discovered that the gable studs (in the next few pictures) were both NOT cut long enough and therefore were NOT supporting the roof load. This should have been transferred to the beam.
Notice the door shims that they used and the big gaps between the studs and the beam. The beam was cut at the fireplace which should be supporting the weight of the beam.
This is what happens when a contractor doesn’t care about his work. This is also what happens when you hire cheap framers.
The next pictures show the framing and process of us fixing the structural problems. Notice how our framing is all tight and clean resulting in the finish picture at the bottom of the page.
